Out of Hours & Emergency Repairs
In the event of an emergency repair being required and you are unable to contact a representative from our office and have reasonable grounds to be unable to wait until the next working day, you may ask a local reputable contractor or the emergency services, if applicable, to carry out the repair on your behalf. Provided the repair falls under our remit as managing agents for the building and you have kept copies of any quotations and receipts, your costs will be reimbursed.

Under most leases you are not permitted to carry out any improvements or alterations to your property without the consent of the building owner. If you do want to make proposal alterations, should be made in writing to us. This includes the replacement of any window frames. It needs to be determined that the proposed alteration or improvement will not be detrimental to the building or our client’s interest. In most cases it is normally a requirement that building regulation and any planning permission is sought in this respect. Our team can help you make the right decisions while still fulfilling your obligations so give us a call for advice.

Please note failure to obtain the appropriate approval and documentation could prejudice any future sale of your property.

Pets in your home

It is generally a requirement to contact us or the building owner for permission to keep a pet. Please refer to your lease or further advice is available on request.

Complaints Concerning Neighbours

We understand there may be times when you have concerns with neighbouring flats. These concerns normally involve excessive noise, rubbish disposal, parking etc. Whilst we endeavour to resolve matters amicably we are unable to investigate such matters without the complaint being made in writing. We will, where necessary, write to the relevant person if we consider there are reasonable grounds for the compliant.

Please note that we have limited capacity in relation to these types of issues and any complicated cases should be passed to a solicitor for advice, if matters remain unresolved.

You are required to advise us if you intend to sublet your premises. There are a number of reasons for this and there is a strict criteria on some properties in respect of subletting your property to a third party. Please note that we are required to deal with your application in writing.

Requests for information and supporting documentation, must be made in writing by your solicitor, who will liaise direct with our legal department.
