Overview.
Our Maintenance Department is available to assist and give advice in respect of the repairs and maintenance to communal areas of the property.

In most cases where we collect a service charge payment from each tenant or resident, we will normally be responsible on behalf of the client or building owner for the main structure and areas which are deemed communal under a lease. This can however vary depending upon the contract terms.

The service charge is paid in accordance with the terms of your lease. Where in, you have contracted to pay certain charges which are attributable to the maintenance and upkeep of the property. It is common for the charge to cover contract maintenance and other costs in respect of running a building. Some typical expenditure within the charge can include the following.

Cleaning & lighting of communal areas
Repairs and cyclical major works as stated in the lease
Maintenance of Communal gardens
Caretaking and Security
Insurance 

Please call our maintenance Department for further advice who will be happy to assist you. We do endeavour to deal with any repair or maintenance issue promptly using the appropriate personnel and specialist contractors where necessary.

Contractors
We have an approved list of independent contractors, that are vetted to ensure standards are maintained. Please note it is not our policy to recommend contractors for any private work required within your flat.

Out of Hours & Emergency Repairs
In the event of an emergency repair being required and you are unable to contact a representative from our office and have reasonable grounds to be unable to wait until the next working day, you may ask a local reputable contractor or the emergency services, if applicable, to carry out the repair on your behalf. Provided the repair falls under our remit as managing agents for the building and you have kept copies of any quotations and receipts, your costs will be reimbursed.
